A Strategy for Growth

Throughout Weingarten’s long, successful history, we have pursued a strategy of profitable growth that meets our customers’ needs and delivers long-term value for our shareholders. We have agilely adapted our strategy to address challenges of the market place and to capitalize on our Company’s strengths and competitive advantages.

In 2006, we are executing shifts in our strategy to meet operational, economic and investment pattern changes. As we move forward, we remain fully committed to the principals that have underpinned Weingarten’s success:

  • Maintaining a strong, conservative capital structure;
  • Maximizing the value of our existing core portfolio through vigorous hands-on, leasing and asset management; and
  • Profitably growing the Company’s real estate portfolio with a financially disciplined approach where we can achieve a reasonable spread over our weighted average cost of capital.

Strategic Growth Initiatives

At Weingarten, we are building for the future by focusing on four core areas of change. Here’s a quick look at each growth initiative:

  1. An expanded new development program including merchant developer activities;
  2. New joint ventures to enhance our acquisition program;
  3. “Recycling” of capital through asset dispositions; and
